If you’ve spent any time looking at Lake Tahoe real estate lately, chances are you’ve heard something about insurance. Maybe it was a headline or a friend who knows a friend who couldn’t get coverage, but it was enough to make you wonder whether owning a home in Tahoe has become more complicated than it’s worth.
Here’s the thing: insurance has changed around the lake, and premiums have increased in many areas. However, there’s an important piece of the conversation that tends to get lost in all the noise: not every Tahoe property has the same insurance story.
A standalone home tucked into a heavily forested neighborhood presents a very different insurance picture than a residence within a professionally managed condominium community. Yep, location matters, construction matters, wildfire mitigation matters, and perhaps most importantly, the ownership structure matters. That distinction is particularly relevant at Tahoe Beach Club.
General building insurance for the Tahoe Beach Club residences is included through the HOA. Of course, owners obtain their own individual coverage for the portions of the residence and personal property not covered by the association’s policy, including interior finishes and contents. Nevertheless, buyers should always review the current master policy and their individual coverage needs with an insurance professional, but the structure is notably different from owning a traditional single-family home where the owner is responsible for insuring the entire structure.
Have premiums increased here? Yes. Tahoe Beach Club isn’t sitting under some magical insurance bubble. But our buyers continue to obtain the individual coverage needed for their residences, and insurance availability has not become the roadblock here that some buyers have encountered with other properties around the lake.
That doesn’t mean insurance should be an afterthought. Quite the opposite. In 2026, we encourage anyone considering a Tahoe property to investigate insurance early in the process. Get an estimate for the specific property you’re considering, understand what is covered, and what your actual cost of ownership looks like before making a decision.
Most importantly, don’t let the broad idea of “Tahoe insurance” scare you away before you have the facts. The experience can look very different from one property to the next.
